Comfy,handy and good breakfast

Lots of positives. A bed and breakfast hotel within a thirty minutes walk of the Edinburgh sites. A good breakfast served in a pleasant conservatory by friendly staff. Bedroom in a quiet location, but we were put into a disabled friendly bedroom, which was no problem. But the bathroom sink was tiny, had to fill the kettle by using a small glass! Requested a double bed, but we had two singles pushed together, which only gave sufficient room for one bedside table. Therefore, the whole package was rather expensive for what we received.

THE ROYAL ETTRICK IS A GRAND OLD VICTORIAN HOUSE WITH LOTS OF TRADITIONAL FEATURES. GREAT LOCATION - LOVELY LEAFY SUBURB OF EDINBURGH, EXCELLENT BUS SERVICE - BUSES ARE VERY FREQUENT DAY AND NIGHT AND A DAY TICKET COSTS JUST £2.30 FOR UNLIMITED TRAVEL! OUR ROOM WAS BRIGHT, SPOACIOUS, AND CLEAN, WITH EVERYTHING WE NEEDED FOR WEEKEND STAY. STAFF EXTREMELY FRIENDLY AND HELPFUL. BREAKFAST AND EVENING MEALS&nbsp;&nbsp;EXCELLENT AND GREAT VALUE. BEER GARDEN, LARGE SCREEN TV, 24 HOUR RESIDENTS BAR. <br />A GREAT VALUE 3star HOTEL. WE'LL DEFINITELY USE AGAIN!!

WHAT A GREAT TRIP! ABSOLUTELY FANTASTIC WEEKEND. COULDN'T PRAISE THE HOTEL ENOUGH!! WE WERE TREATED GREAT, THE CRAIC IN THE BAR WAS GREAT, LOVELY CONSERVATORY ANY TIME YOU WANT A SHORT RESPITE TO CATCH ON A BIT OF READING AND THE FOOD WAS FANTASTIC.<br />ROOMS WERE BEAUTIFUL AND HOTEL IS A STROLL FROM THE MAIN SHOPPING AND SIGHTSEEING AREAS.<br />PLEASE STAY HERE YOU WON'T BE DISSAPPOINTED.

Review of 'ROYAL ETTRICK'

First impression of hotel is that it is in need of redecorating as it is looking a bit shabby.&nbsp;&nbsp;However, the staff are very polite and helpfull.&nbsp;&nbsp;We did not eat in the resturant but we did find that the full scottish breakfast was very good indeed with a good choice of food. With a little bit of t.l.c. this would help considerably.

Review of 'ROYAL ETTRICK'

I think the Raoyal Ettrick is a great place for a getaway. I enjoyed the place and loved the decor. The staff are extremely cooperative and nice. Our steward Paul is a nice and charming lad with good manners.<br />The food (breakfasts) was good. I had tasted HAggis for the first time and it is delicious. <br />The Ettrick is not far from the town centre and yet not too close. At the same time it is not a costly affair.<br />I surely recommend this place for everyone who likes a bit of quiet and wants to have fun at the same time.

Review of 'ROYAL ETTRICK'

Victorian Old Grand House. Busy bar and eating conservatory below however I never heard a sound and I have a real issue with noise.&nbsp;&nbsp;Room was huge with high ceilings and original features with good size reburbished shower room.&nbsp;&nbsp;No TV but tea/coffee and comfy beds .&nbsp;&nbsp;Large bay windows overlooking quiet residential street.&nbsp;&nbsp;I found the staff extremely helpful and polite - 20 min walk from centre or a hop onto bus and 60p ticket. Good stay and great price

Review of 'ROYAL ETTRICK'

Even before I stayed at the Royal Ettrick I found your staff most helpful. Planning a 4 day break in Edinburgh, I had searched the web for B/B and hotels near to the city.<br />I phoned the Royal Ettrick to find out the exact location in relation to the city, your staff member was very helpful and as a result I booked the Royal Ettrick on - line. When I arrived at the hotel in the morning of the 17th October I knew I would be just that little bit early, however again your staff where most helpful and checked me in, secured my luggage in a safe place, and I then went into the city.<br />Returning to the hotel I again received a friendly welcome and was given my room.<br />A small single room which met my needs. It was fresh, clean, tidy, and had a very nice view from the window of the very pleasant surrounding area.<br />I had breakfast every morning before heading into the city, again the staff were very efficient, helpful, and friendly, greeting everyone with a pleasant 'good morning' as we came for breakfast.<br />My room was tended too every day and fresh towels left, a credit to the cleaning staff.<br />I had a very nice stay in the Royal Ettrick and my lunch on the day I left was a very nice meal setting me on my way happy and content.<br />My only remark by way of a critique is that curtains would be helpful in the room/s, they would help reduce the light coming into the room early in the morning, and might help reduce the noise that was heard early in the morning.<br />The noise was as a result of the very necessary start of a hotel day with deliveries etc, but curtains might help reduce the noise level.<br />All in all, a very pleasant experience and stay, I would stay there again. <br />Many thanks<br />Peter Lunn<br />Please pass on my thanks and best wishes to all the staff who made my stay so good.

Review of 'ROYAL ETTRICK'

A nice place conveniently located within the city in a residential area. The hotel has clearly had a face lift recently, but in my opinion is no where near what i would expect from a 3* hotel within the UK. Our particular room was tiny with the smallest of windows providing virtually no ventilation in this hot weather!!!!<br />Expect a Bed and breakfast and NOT a 3* hotel.

Comfortable, warm and friendly hotel. Spacious bedroom with huge bathroom. Food reasonably priced and good, not cordon bleu. Very conveniently placed near bus routes into central Edinburgh.<br />One criticism - access to the restaurant was via a very smoky bar.
